The Project

The ONE Park Tower project is a 35-story condominium constructed on a municipal landfill in North Miami by Turnberry Associates, contracted by Juneau Construction Company. It is part of the expansive SoLé Mia development, a multi-phase, master-planned community expected to span over a decade of buildout. The structure’s foundation posed early engineering complexities, requiring specialized design input.

Serving as the geotechnical engineer of record, Skyrise Engineering & Testing wanted to introduce a faster, modern approach to concrete quality control with Giatec’s SmartRock® Long Range system.  

Driving Efficiency Through Real-Time Monitoring 

Unlike other projects where SmartRock was brought in to resolve quality issues, ONE Park Tower focused on improving the quality control processes and reducing delays. Skyrise presented SmartRock to give contractors better access to strength data, minimize paperwork, and cut down on unnecessary steps in field-cured testing. 

By digitizing data collection and eliminating reliance on time-sensitive lab results, the team aimed to accelerate decision-making in post-tensioned deck pours and improve overall workflow efficiency. 

Sensor Deployment and Objectives 

Rather than relying on time-sensitive field-cured cylinders or lab reports, SmartRock enabled real-time insight into in-place concrete conditions.  

Across the 35 floors, about 250 SmartRock sensors were deployed on an estimated 75 post-tensioned pour sections. Prior to each pour, Skyrise staff calibrated sensors, set up monitoring profiles, and performed on-site installations. This approach ensured a standardized, repeatable process, enabling high-quality data output from the first pour through the final deck pour.  

Quantifiable Time Savings: 140+ Hours Saved 

SmartRock’s real-time monitoring quickly became a trusted field asset. The ability to observe strength gain overnight allowed the team to bypass multiple routine communication steps that are typical of traditional workflows. Eric Stern, P.E, Principal, Skyrise Engineering & Testing, highlighted in one instance that the team, “…wanted to stress on a Sunday morning. Installing the sensors and casting samples on Saturday made things much simpler. By Sunday, they could simply wake up and start, without the usual phone calls asking, ‘Did anyone pick up the samples? Are they at the lab? Who’s working on Sunday? Did we get the breaks?‘ This streamlined communication and made it much easier to keep the work moving forward.” 

Over approximately 45,000 yd³ of concrete, the contractor estimated an average of two to four hours saved per pour. This resulted in about 140 to 280 hours in reduced delays associated with sample pickup, break scheduling, and manual reporting! 

Performance Through Data 

The long-range system, mounted on a tower crane, offered consistent strength data for each pour cycle. Signal reception remained reliable up to four to five floors below the active deck, with manual scanning occasionally required. This allowed the system to function autonomously across much of the structure’s active pour cycle. 

Most importantly, SmartRock Long Range provided visibility into the entirety of each slab, including pour endpoints that are often missed by traditional sampling. This level of coverage supported a more representative strength profile and informed better decision-making on when to post-tension cables and move to the next floor. 

In-Field Adoption and Industry Impact 

Superintendents on the project were quick to adopt the system, appreciating its speed, clarity, and autonomy. With data available directly through the Giatec 360™ dashboard, field teams no longer had to wait for lab reports or manually track down test results. Stern also noted that, “Superintendents loved it! They loved it. They are 100% in on this system and how it helped them.”

From a broader industry perspective, the ONE Park Tower sensor deployment demonstrates the viability of wireless concrete monitoring at scale.  

Defining a New Standard for Construction Efficiency

The ONE Park Tower project proved that SmartRock’s integration into a 35-level high-rise is both feasible and effective, delivering measurable efficiencies and providing visibility into curing conditions throughout the project.

Going forward, Skyrise is including SmartRock in all of its quality control solutions for similar projects. Stern notes, “We’re now recommending implementation of this product across all our high-rise projects.
